Most full kitchen remodels in St. Petersburg land somewhere between $35,000 and $80,000 in 2026. Cosmetic refreshes start around $15,000. Projects that move walls, replace systems or use custom millwork run past $100,000. If you search for this number you will find figures ranging from roughly $6,000 to over $150,000, and the spread is not because anyone is wrong.

It is because those sources are pricing different projects and counting different things.

Why the published numbers are so far apart

Lead-generation platforms report what homeowners paid for jobs booked through them, which skews heavily toward partial work. A cabinet refacing, a countertop swap, an appliance install. Those averages land in the five figures and sometimes lower, and they are accurate for what they measure.

Design-build firms report contract values for full-scope projects where one company handles design, permitting, demolition, construction and final inspection. Those figures start where the platform averages end.

Neither is a quote. Both describe real projects. The question that matters is which kind of project you are actually planning, and the honest answer is that most homeowners discover that halfway through getting estimates.

Where projects actually land

Across published 2026 estimates for the Tampa Bay market, the tiers cluster fairly consistently:

The most reliable regional benchmark is the Cost vs. Value Report published annually by the Journal of Light Construction and Zonda, which breaks its figures out by region. Florida sits in the South Atlantic region, and the 2025 report puts the numbers there at:

ProjectJob costResale valueCost recouped
Minor kitchen remodel, midrange$28,567$31,197109.2%
Major kitchen remodel, midrange$81,076$40,66050.2%
Major kitchen remodel, upscale$161,511$57,38035.5%

A minor remodel in that methodology is not a new kitchen. It keeps the existing layout and cabinet boxes, refacing or replacing fronts, and updates counters, sink, hardware and appliances.

Those are regional averages for defined project types. Estimates published by Tampa Bay remodelers for local work cluster in similar territory, with cosmetic refreshes starting around $15,000, full remodels that keep the layout generally landing between $35,000 and $60,000, and projects that move walls or replace systems running past that.

Timelines vary too much by scope and by material availability to generalize usefully. Cabinet lead time is normally the controlling factor, and ordering before demolition rather than after is the single easiest way to avoid a stalled job site. Any contractor should be able to give you a schedule for your specific scope at the time of quoting.

What actually moves the number

Whether walls move. This is the largest single factor. Leaving the layout alone keeps plumbing and electrical where they are. Opening a kitchen into a living space means engineering, a header or beam, and in St. Petersburg’s older block homes, a load path through masonry that behaves differently from wood frame. Wall removal alone is a modest line item. What it triggers is not.

Cabinetry. Usually the largest material cost in the project. Stock, semi-custom and custom span a wide range, and the jump from semi-custom to custom is steeper than most people anticipate.

The age of the house. A great deal of St. Petersburg housing stock predates current electrical standards. Older homes in Old Northeast, Historic Kenwood and Shore Acres frequently need panel upgrades, rewiring, or plumbing replacement that was not in the original scope and shows up once walls are open. On a 1940s bungalow this is close to a certainty rather than a risk.

Flood zone status. This is the St. Petersburg wrinkle that national cost guides never mention. If the home is in a Special Flood Hazard Area, the total cost of the work is measured against the structure’s value, and crossing 49% triggers full floodplain compliance for the entire building. A $90,000 kitchen on a modestly valued structure can cross that line. We cover how the 49% rule works in detail, and on a flood zone property it belongs in the budget conversation before cabinet selection, not after.

Permits and inspections. Kitchen work that touches electrical, plumbing or structure generally requires permits, and the building department is the authority on where the line falls for a given scope. Permitted work moves slower than unpermitted work, and that is the point: an inspection record is what protects the resale and keeps the insurance valid.

What a quote should contain

The gap between a $45,000 estimate and a $70,000 estimate for the same kitchen is often not a pricing difference. It is a scope difference that nobody made explicit.

A proposal worth comparing should name the cabinet line and grade rather than saying “new cabinets”. It should state the countertop material and fabrication method. It should say who pulls the permits and whether permit fees are included. It should specify whether appliances are in the contract or owner-supplied. It should have a line for unforeseen conditions, because on a house built before 1970 something will be found behind a wall.

Two estimates that do not break out those items are not comparable, whatever the bottom line says.

Getting to a real number

Published ranges are useful for setting expectations and useless for making decisions. An accurate figure for a specific kitchen requires seeing the space, confirming what is behind the walls where that can be determined, checking the flood zone designation and the structure’s valuation, and pricing the actual selections rather than a category.

That is what a site visit is for. You can see the kind of work the ranges above describe in our completed projects, including a full kitchen remodel in Shore Acres, and the services we cover as a general contractor.

Frequently asked questions

What is the average kitchen remodel cost in St. Petersburg? Most full remodels fall between $35,000 and $80,000 in 2026. Cosmetic work starts around $15,000, and projects involving layout changes, custom cabinetry or premium materials run higher.

How long does a kitchen remodel take? It depends on scope and on material lead times, particularly cabinets. Ask for a schedule tied to your specific scope at quoting stage, and ask when cabinets will be ordered. A job that starts demolition before cabinets are ordered is the most common cause of a kitchen sitting unusable longer than planned.

Why are online kitchen remodel estimates so different from each other? Because they measure different scopes. Lead platforms report mostly partial jobs, and design-build firms report full-scope contracts. Both are accurate for what they count.

Do I need a permit for a kitchen remodel in St. Petersburg? Yes, if the work involves electrical, plumbing, structural changes or a change to the layout. Replacing cabinets in the same configuration with no plumbing or electrical changes may not, but this is worth confirming with the building department rather than assuming.

Does a kitchen remodel return its cost at resale? It depends sharply on scope. In the 2025 Cost vs. Value Report, a minor midrange kitchen remodel in the South Atlantic region recouped 109.2% of its cost, a major midrange remodel recouped 50.2%, and a major upscale remodel recouped 35.5%. Smaller, well-executed projects return proportionally more. Larger ones solve problems a refresh cannot, but they do not pay for themselves at resale.

What should I budget for surprises? Enough that a discovery behind a wall does not stop the job. Older electrical, galvanized or cast iron plumbing, and subfloor damage are the common finds in St. Petersburg’s older housing stock. Ask your contractor what contingency they recommend for the age and construction type of your specific house, and make sure the contract says how change orders get priced.

What does the Cost vs. Value Report measure? It compares the average cost of defined remodeling projects against the resale value appraisers and agents estimate those projects add, broken out by region. Florida falls in the South Atlantic region. It is a useful benchmark rather than a quote, because it prices one standardized project rather than yours.
